What they needed
The business manages 340 residential and mixed-use properties across four states. Three disconnected systems ran the business: a listings site built on a generic page builder, lease paperwork tracked across spreadsheets and email threads, and a third-party rent collection service that settled tenant payments five to seven days after they were paid. Property managers spent hours every week manually reconciling rent postings against bank statements. Lease renewals slipped because no single calendar tracked expiration dates across the portfolio. When investors asked for current occupancy and cash-flow numbers, staff needed a day or two to compile answers from three separate sources. The business needed one system showing real-time occupancy, lease status, and rent collection without manual reconciliation.
What we built
Prixelo built a single portal, written in TypeScript on Next.js, that runs property listings, lease management, and tenant rent collection from one PostgreSQL database. Property managers publish and update listings directly in the portal instead of maintaining a separate site. Lease terms, renewal dates, and signed documents live in one record per unit, with automated alerts at 90, 60, and 30 days before expiration. Tenants pay rent through a Stripe-powered portal with ACH and card options and automated due-date reminders, and payments post to the ledger in real time instead of five to seven days later. The system runs on AWS, with reconciliation and lease-alert jobs handled by scheduled background workers instead of manual spreadsheet work. Property managers and investors now see the same live occupancy, rent, and lease data from one dashboard.
How we approached it
Used Stripe Connect to route rent directly to the correct internal ownership entity for each property, since the business's 340 properties sit under multiple internal holding entities rather than one single account.
Modeled properties, units, leases, and tenants as related PostgreSQL tables, replacing the spreadsheet trackers that let lease dates drift out of sync across teams.
Built listings, leasing, and rent collection as one Next.js and TypeScript codebase instead of three separate tools, so property managers work from a single login.
Ran lease-expiration and rent-reconciliation checks as scheduled jobs on AWS, surfacing 90/60/30-day renewal alerts automatically instead of relying on managers checking a calendar.
